Funding for property investment , other than mortgage ,any ideas??

I am looking for funding for a discounted property with potential to develop the land as well, but dont want to remortgage my property if i can help it due to financial penalty' does any one know of alternative funding for this either companies or individuals

Depends upon how much you need. Use interest free credit cards. Look at remortgaging as an option if you are making sufficient profit out of the deal. Get a car loan from the bank. Join a property networking group & look for private finance but this is likely to be expensive. Join a property discussion forum such as singingpig.co.uk. Try capitalsolutions.co.uk (never tired them myself so this is not an endorsement!)

The purchase of land is very volitile and risky market. As you already know, most lenders who do lot loans for investment property want a huge downpayment and have higher interest rates. You can "fund" it any way you want if you have the resources to come up with the money. Take out a HELOC (home equity line of credit) on your primary residence if you have equity, or see if you can get an unsecured loan for the amount (doubtful). You could try to find private investors however they would take a good chunk of your profit anyways presuming you can find one who is willing to invest in you.

You could try a personal loan, or a bridging loan against your salary or even a mortgage that pays out in chunks against the new property as it's built (this means that you don't get the money up front and disappear but the bank gives you the help to build your property).

Other than that not a lot of other options are available to you.
