Business Start-up Financing?

I am a small, small busines looking for investors or angels. The goal of my business is the purchase of real estate at 70 to 60 per cent below market value, do some rehabing and then lease them out for around 800 to 1,000 dollars per month for a 2-4 bedroom, 2-3 bathroom, 980-2,000sq ft home for two years and then offer it for sale to the occupants.

Sounds like a great plan and if you get this right you will make it really big. I would make up a concise business plan and go see some banks or mortgage brokers and ask their advice. If you look like a pro, are extremely well presented, know your stuff, have a business card and are enthusiastic I think you might just be amazed how helpful they will be. Do not be deterred by a few wackers who are too important to talk to you. The only thing you can do there is remember them, you will have your day in the sun and it will be good sport for you at that time. (it was for me)

if you're buying houses that much below market, they must need 10's of 1000's of dollars in rehab - a 4 Br house doesn't need 3 bathrooms - that's a lot of wasted cost where you won't make your money back - you're asking for major financing if you aren't flipping them right after you rehab them - you would need an additional $20-50000 for each house you buy and it will take too long for the investors to recoup their investment and it doesn't sound like the return will be enough to satisfy someone putting out that kind of money. Those house flipping shows on TV - people spend 20-30,000 on a rehab and expect to get back 50,000 within a couple of months when they sell, not a few hundred a month for years,

you'd do just as well buying cheap decent condition houses with as little down as possible and needling minimal fixing up and renting them out for $100-200/mo over your financing costs - only needing a few 1000 per property
