I'm retired military trying to start a Building business, but need financing, where do I go? Credit is poor.

I have the land but can't get financing for the builds. I'm offering the investor all the profit, I just need the builds to qualify for a developement loan. With 5 builds and sales I'm in. Any and all help will be appreciated. The profit on each homes is approximately 40-50 thousand dollars. I'm looking for 200 to 350 thousand to get 2 builds started. Thanks.

It's entirely possible you simply arrived to the party too late. Many investors are worried about falling house prices.

The problem is that even though you may 'offer' the investor a 50K profit, you don't really know...and neither does the investor, that your project will be successful. It will be a significant risk for someone to invest on the word of someone with self confessed bad credit, which is a worrisome trait. Conventional lenders won't do it. The only additional thing you'd be able to offer an investor if the project failed, is an "I'm sorry, but I lost your money". Happens alot.
