Best way to buy several condos over a period of a year or so?


I am planning to purchase a few real estate (mostly condos/townhouses) over the next year in USA. What I plan to do it
1. Pay as little down as I could but around 10-20%
2. Rent it out
3. Every 2 yrs or so. go for refinance and take out the capital invested (with the assumption that price will increase in 2 yrs)

My question is
1. Should opening a LLC be an option
2. Ideally I would like to treat these condo as one investment (as in, if one condo appreciated in price, take the increase and put as downpayment for another condo and keep on doing this)..

I understand that their will be refinance cost and such.. But what is the best way to do this?

You need to get a good mortgage broker working for you first. You have a solid business plan. You would actually want to open multiple LLC's (1 for every 5 condos or so). That way a lawsuit does not bring down the whole house of cards. Again, your primary concern should be getting the right loan officer doing all the leg work. It sounds like you have a solid plan, but remember, no man/woman is an island. You'll need a good lender, title person, contractor, plumber, electrician and home inspector to start. A good accountant and lawyer are essential to advising you on your business formation and tax issues. Talk to them first!
