Why is the cost of capital used to evaluate an investment even though it may be financed with only one form of security?

Its the difference between the capital investment and the return on your investment in a security.

Cost of capital is referring to the amount of money that you use for that particular investment. Normally one use NPV, IRR or payback period to justify the viability of the investment.
