We want to purchase a double wide manufactured home???

We own 1.25 acres of land that is paid for. I have a not so good credit history that im trying to fix and my fiancee (not married yet) is building her credit and has a great payment history with a couple of accounts. We also make about $50000/year between the two of us. I have been at my job for almost 5 years. We have about $700 in debt. which isnt much. We want to use the land as a down payment. Do you think it is possible to get this place financed? We can pay as much as $900/month for a mortgage. If it isnt possible what should we do to make it possible?

Does anyone know of good mortgage companies I should deal with?

This sounds very possible, but you wont know till you actually sit down with someone and talk to them. Sounds like your debt to income ratio is very good. I dont see how with her good history and all that you should have a problem. Good luck

If you make that much, why don't you build a small home instead?

Trailers depreciate in value... and you can build a small home for the same price as a double-wide.

I think it's possible, but I'm not the one you need to convince. That would be the loan officer who approves your application.

One thing to think about, if possible - if it was me, I would work long and hard to put a basement under the place. It will cost more, but you'll end up with twice the usable space. I would do this before building a garage, even.

yes you can-look through yellow pages to find mortgage company that will finance mobile homes-most banks will not touch them-I bought used double wide and 1 acre on 15 year loan-let them set up loan-then made double payments for a few years to drive down the interest -only draw back is its still a mobile home odds are it will never increase in value
