I need a help on finding a home loan? |
I was wondering if there is any chance of us getting a home loan...My credit isn't all that great around a 540 but I only have $3000 worth of debt on there. I've had several loans before that are paid off & I have my truck financed & it's really the only payment I have-it's current and has been for the 2 1/2 years I've had it. The things I owe for are just cell phone bills & a credit card. I am thinking about applying with USDA for a home loan because we're from a little small town & our income is around the $45,000 a year range. My husband doesn't hardly have any credit & his ex recently dropped his child support arrears because he pays directly to her (we keep receipts) but it hasn't come off his credit report yet. He's been at the same job for around 4 years but I just finished school & I've only been at my job for about 6 months...we also have about $4000.00 to either put down or use to clean up our credit--does anyone have any thoughts or suggestions? ur only hope is a rural usda home loan, ur credit is a major problem and if there is anything derogatory in the last 24 months on it, this isnt going to work either, something has dragged your score down, if its the cell phone and credit card and u r late more than 1x30 days in the last 24 months u r not going to be able to buy a home. pay everything on time for 24 months, clean up the credit report and keep copies of the cancelled checks for a minimum of 12 months that u r paying rent with. be sure your monthly pay outs are less than 40% of your gross income for usda, receipts for child support doesnt cut it, you must get them off his credit report and u must get his credit cleaned up if u r going to use his income and job to qualify, establish some sort of paid credit card (pre paid card) for him where u send them the money and then use the card for small purchases like gas, etc. he needs strong credit history for 12-18 months to help with the purchase, and after a period of time he can apply for a regular card. it takes time be patient and work on it and it will eventually happen for u but its going to take 2-5 years. gl My husband and I just spent a year working on our credit to buy a house, which we did, but it can be really trying at times. The best advice I can give is to find a broker who has many years experience that will be willing to work with you and give advice. We would never had gotten a house without our brokers guidance and advice getting thru cleaning up our credit. A good broker is going to be your best bet.
