What to do with house after dirvorce?


Today my soon to be ex-wife is moving out of our house. We have been married for almost 2 years, and we have the house since April of 2006. I bought the house for 139,000-100% financing, and I owe 136,000 on it now. Our retaining wall fell last October during a flood and we had it replaced with a 15,000 dollar natural stone wall (insurance). I'm not sure if that will add any value to the house or not.
My question is, with a 2200 square foot house and no kids or step kids anymore, should I try to sell the house even at a loss? My house payment (with escrow) is $1150 a month. I thought about getting a roomate or something. I have a full basement that I could live in and rent out the upstairs as well, but I would be content living in a 1 bedroom 500 square foot apartment paying $350 a month (average in my area). I also have like $30,000 credit card debt but no car payment. I make $50,000 a year.
Should I sell even with a loss, rent out, or what? Thanks!

What are the terms of your divorce settlement. Are you saddled with the house completely, or does your ex have to split it with you. I would test it on the market, see what happens. Then decide if you can afford to sell it. By lowering our monthly outlay by that much, it may make sense to just get rid of it, along with the memories. Good Luck. Things get better from here.

Check with your lawyer first. Your divorce may stipulate what you can do with the property. Normally marital property is divided, so you should sell even at a loss and divide the proceeds (or losses).

Andy, if you are able to make the payments with or without a roomy, I would keep the house for now. There is no sense in you losing money just because you are getting a divorce. The market sucks right now, but will improve next year. You could see an increase in value by the end of next year.

So I would keep it.
