Help req with UK property purchase comparison?

Would really really appreciate thoughts on this property dilemma: Is it better to invest in a new build above shops and amenities and on a main high road or a Victorian conversion property with small garden area on a side rd but still near to amenities? Floor space and bedroom sizes are very similar in both properties. Which will be the easier rental and which will appreciate more? Thank you sooo much!!

The one with shops around will appreciate more, although everyone does appreciate a little peace and quite. Either way you should have much luck!

Good luck to you and all ventures that come your way!!
