Does anyone have any experience investing in a TIC (Tenant-in-Common)? |
Was it as easy as it looks, essentially meaning you just get paid the percentage they say? It seems like a an easy way to get 10% cash return with some growth on your money AND all the tax advantages of real estate for relatively low risk. I guess I am speaking more along the lines of the large TIC operators. I am looking at a TIC offering where the investors put up a minimum of $200,000 each (of 1031 money) and the TIC is a partnership with 19 investors and the 20th being the operator. The property is a large office complex. The offering pays each owner 10% cash (paid monthly) with 2% appreaciation with a buyout in 3 years. It seems like a safe nice deal with decent returns and as I said, all the tax advantages of owing it myself. Also, I am protected by being in an LLC and won't ever have to see the other investors. A TIC is merely a real estate title held by multiple parties. I don't understand how you expect to get a 10% cash return...is this some sort of investment scheme that uses a TIC? |
