Removing someone from Quit Claim Deed with no Financial Investment one their part?

I put my girlfriend on the Deed the relationship has ceased, she has no financial investment in the property, I cannot contact her to get her to sign a release

The financial obligations and the owing of a property are two different things.

Many people lump a mortgage and names on a deed as the same thing. They aren't. The deed is the legal document of the owners of the home. The mortgage is the loan to pay for the home.

Adding her to the property title means you made her half owner of the property. In the eyes of the law only she can relinquish her rights to the property. You cannot decide now that she shouldn't own it. She owns half and only she can decide to give up that half.

If you contact an attorney to try and remove her from the deed (and you do need an attorney in this), he will need to notify her of the court action for removal. All she will need to do is show up and say "nope, I want to keep my half" and it's over. She retains her half.
