How do i offer my portfolio of real estate as a sort of fund for investors to invest in???

I am a private investor with a substantial amount of profitable real estate. I would like to offer my portfolio of homes as a sort of "real estate fund" to private investors. What is the best, most effective way for me to do this???

Are you trying to be a REIT? Sounds kind of strange. If you are making such a nice profit, why do you want investors? To further leverage what you have and buy more?
