Are there any MOTEL INVESTORS out there? We need HELP getting funding or financing to buy a motel. PLEASE.?

We already have two properties picked out. Both have expansion possibilities....more revenue. Our plans after buying are to expand, improve and remodel in phases. This way, we can continue to operate while construction is going on and cash flow will not be stopped completely. Our credit is not that great due to low income and we have never made this large a purchase. We both have motel experience and/ or have worked in hotel, restaurant or other service industries. We know customer or guest relations very well. ANY HELP WOULD BE VERY APPRECIATED. Thank you.

you need a thorough and complete business plan before any investor will talk to you. There are business plan software programs out there that can most definitely give you a head-start and outline.

It sounds like you've done some planning, but do you have a full business plan?

This is critical as it includes a full assessment of your strengths and weaknesses, as well as the risks and opportunities that exist in your market. Once you have completed this, you will actually know how close you REALLY are to being able to make it.

Needless to say that any investor will require a strong case to be put to them.

While i know nothing about your particular circumstances, my feeling is that if your business plan is good enough, you actually will be able to borrow from more conservative lenders.
