Is there any government programs so a low-income disabled person with a 425 credit score can buy a house?

I'm a 39-year-old low-income disabled person and I have bad credit. I now live in Minnesota and due to health problems I need to move to a warmer year-around climate by this summer. I want to move to Texas. The house I'm looking at in Texas is only $44,000 for a nice cute 3 bed 1 bath house in move in condition. I have no money for a down payment. Any help to find the all the funds for this house and the move would be much appreciated! Thank you.
