I have money in a trust fund. How can I prove that to a landlord? More details follow...?


I am a student right now and I don't have much of an income, but the landlord of every apartment I have been to in this city asks for proof of income over 24k. Well, I don't have that of course, but I asked them if it would be good enough if I had 20k "in the bank", and they said yes. Well, I inherited about that much but it is still in a trust fund - so, how can I prove it is there, and do you think they would accept that? If not why not? REAALLY need some help here, thanks. Also, how the heck do other students get apartments???? I guess they mostly get rooms or something.

Live in the college dorm and pay for it with student loans.

The world is rather stupid and very "job" oriented. For example, you could be making zillions of dollars in your own business, but they still think in terms of a "job."

The easiest way around would be to have your parent co-sign the lease for you. Otherwise, you can offer to put up a larger security deposit instead.

Go to the bank and get a statement from them. You can also get a form that verifies funds...go to the bank and ask some questions...I'm sure they can help you.

I have a trust fund too. I used it as part of my assets to secure a lower rate on a mortgage last year. Just call the trustee, or the administrator of the trust, and ask for a statement to be faxed to you. Show the statement to the landlord. Statements are how you prove balances in any account.
