What are the legal guidelines in order to invest other people's money into real estate?


I want to collect a pool of money from a few investors and invest into commercial real estate and I need to know, the legal guidelines in order to do this. Also if there is a website where I can obtain this information.

You need to start by contacting a real estate attorney in your area. Different states have different requirements, so the correct answer depends on where you live. In addition, if your project involves more than a certain number of investors, & depending on how you organize, you may have to register with whoever regulates your state's securities issues and possibly the SEC.

What you're wanting to do isn't covered by "legal guidelines", it's more like a "legal minefield" combined with a "rat's nest" of laws and requirements.
