Should we invest our money in property?

We recently sold our UK property and made a healthy amount of equity from it. We bought at the right time, just before the property prices went sky high. We also sold it at the right time when the house prices were peaking. Now, after 6 months in rented accomodation we are considering investing the equity into property again, but with the house prices being so high and the interest rates rising, do you think its wise to invest in property at this time?
We have moved to one of the most expensive places in England and would only be able to afford a small studio flat.
We would however pay a lot less for the mortgage than what we are paying for rent now.
HELP PLEASE!!!!

you have almost answered your own question. in most cases, investing in real estate is your better option. there is no ownership benefits in renting. your studio flat will still appreciate and i would only use enough money to get the loan for the property and bank the rest.
