How do I Determining the correct selling price ?

Im from South Africa, i Bought a new built flat in a development, last year September, i just found out that the whole development included my flat will only be complete and transfer will only take place in Jan / Feb 07.

Based on this is my first investment property, after 1yr and 6months, what can my selling price be ? Take into account the property market in SA, was 'booming' , now stabilised.

I estimated on comparables and recent market activity and came up with at 20% above what I Paid for it!

If comparable places are going for 20% more use that as your base. Ask a little above that so you will bargaining room.

Get and appraisal done and go from there.
