I was thinking of buying property at Lake Havasu City in Arizona. I was told that real estate prices will jump there since it is unvalued. Can anyone provide any advice if this is a good place for real estate? I have some cash and I want to invest in real estate as an investment. I don't plan to live there, but instead plan to invest real estate there

Nearly every investment is a risk. Nobody can guarantee that real estate prices will go up or down in a given area. Consider it speculation, especially if you don't live in the area. Property can be undervalued for a very long time before the prices go up. Sometimes they never do. And sometimes you can make a killing. You should get the advice of a financial advisor who lives in the Lake Havasu area.

With interest rates going up and MANY HOT markets just turning soft...it may pay to wait a few years and get in once markets turn up again!

In real estate markets that were HOT for the last five years or so....BE VERY CAREFUL!!!

Times and markets are changing!

In California with average homes selling well over $500,000, a 20% decline is $100,000! In any market 'timing is everything'! So, could you afford a loss of 25% of your investment all because of poor timing???

This last up cycle was 10 years in many parts of the country. The downcycle now started in CA, Wash DC, NYC, Vegas and other hot areas of the past are all soft and getting softer.

From 1990 to 1996, the average home in San Diego lost 20% of its' value! The cycle we are now enterng looks like it could well exceed that on the downside!

With all the 100% financing, interest only loans, EZ qualifing etc...even a slight decline will cause many to be unable to sell for the amount due on their loans!
