Buying Land, Where Do I Start ?


Hi, I would like to buy some land in the UK as I am looking for a new investment with property construction. Where and how could I look to obtain the advice and help from ? Cheers

Sorry, but if you dont know how to go about this, then you should not contemplate doing it until you do know. You will be ripped off badly. A good starting point would be to consult a trustworthy development and planning consultant.

I dont know what its like over the pond. But here you start with a good realtor, a real estate lawyer, or a bank.

There are planning boards that you also go to if you're wanting to build.

if you are looking for vacant land, obviously look for some land on the outskirts of a booming city - what smaller town has a vibrant economy? That's where the development will be and that's where you'll get top dollar. Just make sure it's land that can be developed (i.e. out of a flood zone, easy access, good surroundings, etc.).

I don't know anything about the UK, but I can tell you this. If you are looking to buy some property that you can build on, and want to make some good money, do this:

Find a property that is large and can be split up into several smaller properties. Once you own it, you should split it up by building roads that go through it and split up the individual properties. Let's say that you bought 100 acres of land and you split it up into ten 10 acre plots. If you are in a good location and have roads going to all of the different properties, you could sell each one off for decent money.

I just did that here in the states. I bought about 117 acres of land for about 150,000 dollars. I split it up into 8 14.5 acre plots and am selling them for about 40,000 a piece. When all is said and done, minus the cost of plowing the roads out, I will make about 320,000 dollars. Not too bad. I hope that helped some.
