Real Estate Investments?

I am looking at acquiring 2 rental (2 to 3 Bedroom) propoerties this year in Atlanta. I do not want to spend more than $85K for each property, however. I have a few questions:
(1) Would you advice me to attempt to acquire foreclosed properties?
(2) If so, how should I find these properties foreclosed propeties?
(3) What Area in Atlanta should I look for a good investment?

Forclosure are excellent usually. The real finds are the ones you get to first and have not need advertised. You want to see if you can close the deal before the work gets out.

Check with:
1. FSBO (for sell by owner), call and ask why selling.
2. title company, ask for property list of forclosures started in the past month.
3. lending institutions, ask for a list of property that are about to be in default, are in default, are in the process of forclosure or are listed. Get the address, name, phone, etc. As much info as you can. Call the owner and make an offer. Very good deals can be had if you do this before the public listing/auction.

Try:

get a local realtor ASAP! they can help find you the property you are looking for, as well as help you find foreclosures without paying those ridiculous membership fees to view foreclosure listings.
