How do I get advice for real estate investments for beginners?


After reading Dolf De Roos books, I am interested in investing in real estate. Just that I do not have any knowledge, do not know where to start and have not much cash on me :)

You need to determine value and numbers. That is key to a successful investor. You then need to know how to solve real estate problems. The ability to provide solutions and options to people who have real estate issues is another factor in investing.

Someone said to take courses in community college. That's great advice but try to keep an open mind on unconventional financing and property transfers while doing so.

As a beginner, with no money/credit, you will need to negotiate contracts and control of property. At that point, you can either find financing or sell these contracts to other people. Look into assignable purchase and assignable purchase option contracts.

With limited budget, check out Real Estate Investment Trusts. You buy shares of some properties developed in large residential areas, and then receive dividends and profit sharing on those.

The main thing is to set yourself a good foundation. Take classes in real estate. Learn the real estate market, and observe a familiar area. Classes in real estate investment, real estate economics, finance, appraisal and such would help. College courses, not these expensive "get rich" real estate seminars. Taking these classes will help you develop your own investment ideas. I went the same path and became a Realtor on the way. If anybody does disagree with me; remember that you can't argue against a good education.

With out much cash, I'd say start by getting educated. Go to your local libraries or book stores and get more info to read. Expand your education in the arena. Then go to FREE seminars to get a feel for how others go about Real Estate Investing. There are many ways to make money in Real Estate. From the Finders Fee to the All Inclusive Wrap Note, you will find what interests you most and you can begin finding your niche. There are easy ways to lose money in real estate as well. Which is why I would get educated before anything else. Some recomended reading would be Robert Kiyosaki's "Rich Dad's ABC's of REAL ESTATE". It's an easy read and gets you thinking about how to go about Real Estate. Investment is about $15.00. Good Luck!
