How do i develop land ? a few months ago i inherited 40 acres of land from a relative?


i have no clue what to do with it. the city where its located will only allow me to build a few homes. so that may not be the way to go. I wanted to know if anyone knew about gov grants that would help me develop it and split the profit.or maybe even a company like say walmart or even a small manufacturing plant would would lease from me if i could get a warehouse built on it.well really i have no clue what to do with it i'm kinda worried about the taxes on it i just graduated a few months ago and still in transition from school so i dont know how much the taxes wil be on it.i was thinking about grants for a retirement home or looking into overseas investment from companies looking to invest in ht e united states where would i find this info . the land is 40 minutes from washington d.c in virginia

Land development is a complex business, it usually requires a lot of cash upfront before you'll see any return. Even if you do nothing, just holding on to it is going to cost you at least yearly real estate taxes, insurance, etc. Your best bet would be to sell the land. You can park the money into a short term CD until you decide what to do with the cash.

Slow down! You don't know if you can pay the taxes, but you are thinking of building a warehouse or a few homes? Right. Here are some cheaper choices.

1. Put it up for sale and invest the money.
2. Have someone farm it and split the profit from farming.

3. Have trailers put in. (They are cheaper than homes and rent for just as much or higher.) Or just put in the trailer hook-ups and driveways, but this will cost thousands.
4. Try to sell the trees on the land to a lumber company.
