Overseas property investment with little down payment?

i am looking to invest in over seas property, most likely somewhere like egypt or cape verde preconstruction, but we have very little finance under 5000, why is it that if we look at cheaper places , then the amount of deposit is higher, we seem to be in a no win situation, we would like a company or devloper to finance it for us and we do not want to finance it from the uk, can anyone help???

Investing in overseas property can be very dangerous, as foreign economies can be very volatile, especially in the third world. Due to the volatility of real estate prices, lenders will want large down payments to ensure they can foreclose on properties and get their money back, even if the property has dropped in value. Cheap places can be especially volatile, and require higher yet down payments.
I myself would never invest in a property that I could not readily visit. They are just to hard to manage from afar, especially in a foreign country where you do not understand the laws and language. Most good real estate experts recommend investing locally.
