Where can I find a large investment group/groups who could buy a large block of homes?

This could be a 1031 exchange group.

You have a few options.

1) Contact a local realtor who deals with investors to see if you can sell all of your properties through 1 transaction; or

2) Contact a TIC Sponsor and see if you can sell the properties together as a TIC transaction.

It will be somewhat difficult to hook up with the right people, so I advise option 1. You need to put together a "catalog" of your properties including rent rolls so that the agent has something to sell to the client.

As a 1031 Accommodator, I deal with such transactions on a regular basis.
