Are Off Plan property deals a sound investment?

Possibly.

Make sure the property is in a good, desirable location where prices are definitely increasing.

make sure there is enough demand to outstrip supply. What I mean is.. many offplan deals are in blocks in the same area. At the same time you're looking to sell/rent, so will everyone else who originally bought into the deal.

There's a place near me where 27 apartments went for sale all at the same time. 9 months on, 18 of the 27 are still For Sale.

no, i have done 6 off plan deals so far and basically it's all a big rip off. property in manchester which was supposed to be going up at 20% PA wasn't even worth what i had to pay for it with a 15% discount. BEWARE.!!!!!!!!!!!

they can be however, as you are not seeing the finished product you are not seeing if it is a shoddy job or not, you cant tell how good the workmanship is going to be, and believe me working for an architects i have seen some lovely developments turn out awful due to the workmanship!!!

but yes they are a good idea, in theory as you are getting it cheaper than it will be when it is done.
