I'm looking to expand a small pub chainusing private investors 50% from investors & 50% my money where ? start

investors would be paid 10% per annum guarenteed, payments would be paid quarterly an additional yearly profit share would be paid. Minimum investment 拢10,000 unlimited multiples investments fully secured on properties (pubs & hotels ) all legal expenses will be met by ourselves .there is no long term tie-up of investors funds required ! funds can be returned to the investor one periods notice required ( 3 months ) we have been succesful in this market for some 20 years now both for ourselves and other clients , a recent example of a pub we took over for a large client was achieving sales of approx 拢3,000 per-week and sunday lunches ammounted to 30/40 covers in 6 months trade has increased to 拢17 / 20,000 per-week and about 450 covers on sunday ! the buisness is now worth substantually more . p.s spellying is not one of my stronger points !
