I'm trying to sell my home w/agent Getting stressed from working,etc. Should I go w/investor?


Whenever people come to view my home (which is a very nice home) it makes me angry when they don't make an offer. How can I depersonalize. Also I have a full time job and most of the time someone wants to see home on weekend and I run around trying to make sure everything's ok and there goes my downtime. I'm sick of it!

Let's put the problem the other way around. When you bought your home could you close in a single shot? You went and saw and did a detailed analysis of your needs and wants and pictured yourself in the home. You are now on the other side of the table. Do you agree?

I am myself a realtor and I always recommend people to buy first, move out, (if possible stage) and then List the property. The benefits are multi-fold.

1. The prospective buyer can imagine him/herself very well.
2. You are committed to selling.
3. You will not have your personal stuff in your home and people come to see it.
4. If you stage, it will highlight the better aspects of your property and take the buyers attention away from somethings that are not so good in your property.
5. Typically it is ideal to move into a new home before selling your current home as you will maintain atleast the same interest rate as is available now. I have my clients who paid 1% higher interest when they bought their new home just because they did not buy faster.
6. I know for a fact that vacant (preferably staged) homes sell for atleast 5 to 15% higher.


Lastly: You as a seller also has a right to refuse an offer after a buyer makes it. The buyers just came to see your home, they didn't say they will buy it.

leave when the potential buyer is coming over. don't take it personal, these things sometimes take time to sell.

It's never easy but if you subscribe to the belief that perception is reality, then you might take a giant step toward making this a challnge rather than an obligation.

Let's say from now on you take the attitude that it's a pleasure to greet each new potential buyer because the benefit is a massive increase in your net equity once the sale goes through.

From another take, when you hire a real estate agent you are actually their assistant sales agent, they get 6%, you get 94%. Make sense?

Market is a very touchy thing right now, leave when there is going to be a showing, everyone expects a lived in house to be lived in, so do not worry over much about all the little things
