Significantly less because they will want to do some minor improvements and then be able to sell for market value earning a decent profit. I'd say around 210,000-225,000 if it's worth 270,000 give or take some. Typically investor companies are the last people you want to sell to because they know you're desperate to get rid of the property and since they will turn around and sell it, they need to make sure they can make a profit.

Sometimes they expect to pay less than tax value so that they can re-sell for a profit. Especially if they have to make repairs or improve the quality for the next buyer---or renter.

Tapnet1 is right; some can ebven try to hit you lower. They are going to sell o\it for market value once they own it, so of course they are going to really lowball you.

Investors are in the business to make a profit. Just like any other business. Therefore, paying you current value for your home would not be likely. However, the more equity you have and depending how flexable on terms you can be can make a difference in the amount of the offer.

Another factor to consider is the condition of your property. How much would be required to make it beautiful?

It doesn't hurt to just get some offers. Contact your local REIA (Real Estate Investors Association) group in your city and just ask or call Homevestors and see what they offer.

It never hurts to have options.

dont sell it to an investor its usually not worth it if you absolutely must sell depending on your motivation list it with a realtor but dont be pushed around and make sure they use good comps and back up their listing offer
