I want to go into property developing. Where can i find an investor?


Are there companies out there which specialise in investing in people who do property developing? Please help!

You need to put together a prospectus before you approach any investors. There is also a lot more to consider, anyone investing a large amount of money is going to want information on your background, etc. Will you be developing as private company, have you thought about if you plan on incorporating to protect your personal assets in case things don't go well and investors want to come after you personally? There is a lot more to it than just finding investors.

Talk to a business consultant, they can help you prepare your business plan, help you with incorporation or LLC filings, etc.

What have you got to offer?

Have you done it before? Are you a builder or skilled tradesman? What makes you think you will return a profit to the investor?

If you've got no track record, you haven't got a chance unless your family and friends are willing to throw money at you.

Advertise in the business operate section of your local paper looking for investors.

i buy, develop and sell and wouldn't lend money out, nor invest in in a third party developer.

many people want to develop. unfortunately the difference is having a bucket of money to start.

and that is the crux of your problem. you need to prove you are good at property development to attract an investor. but if you have prooved your success then you already have money in the bank...there isn't such thing as a good but financially-poor property developer.

the best way to start is to free up capital in your home, or get a buy-to-develop mortgage from a regular bank.
