What is the best loan to get for an real estate investor? Depends on what your goals are for the property in question. Are you looking to hold onto the property for an extended amount of time or looking to flip in 12 months? Are you looking for cash flow control, or do you want to know what your payments will be every month? How much are you willing to place down for the new property? It really depends on how long you anticipate keeping the property and how the market in that area is. Many investors in strong appreciating markets are going with Negative Amortization loans as it allows them to net the greatest amount in the short term. If the sales market is not that strong- go with a 3 or 5 yr ARM and consider the interest only option on the payment. If you are planning on keeping this as a long term investment, go with a traditional 30 year mortgage. |
