Has anyone ever sold their house to an investor or the "Help you sell places"?

I was wondering what kind of offer to expect if I contact one of those "Help you sell places". I have little to no equity in my home and want to buy a brand new home. Any help?

Those "We buy homes for cash & close in 7days" people: They will only buy if you reduce your price by at least 25%,,, yeah it sounds all sweet but then they kill you on your equity.

Help u sell, yes they charge a flat fee,,, but where's their incentive to work hard to sell your home.

I've had clients who have used them in the past to no success, they have found that they're not trying to sell their home at all, when buyers call they try to direct them to another property so they can get paid a full commission.

Go ahead & try it, I'm not on here to bash other companies, but when you do have it listed with them TEST THEM
Have your friends call "on your sign" as if they were an interested buyer & see what they say, are they really trying to sell your home

or

are they trying to get your friend " the buyer" to look at OTHER properties in the area.
hopefully you'll get a good agent who doesn't do that, BUt.....

Usually the 2% you're trying to save by hiring a discount brokerage, you'll lose anyway because the discount agents are new agents who don't know what they're doing & are skilled enough to get you the higher price you deserve!

it can be tough in this market to sell. you may want to think about how much help in marketing your home a help-u-sell agent will give you.

Damn first of all if you call help you sell there just like realtors but they charge a flat fee. If you call an investor they will give you the least money for the property, they wont buy it without 75,000 dollars in equity. Good Luck
