I need the help of an investor!?


I have a foreclosed property and I want to talk to the mortgage lender about the loan, However, I can not get ahold of the guy who is going into foreclosure. I realize I need his permission to talk about his loan. How can I go about this? O and another thing. I am also looking to sell this property and BIG discount if I can talk to the loan officer. So here's a proposal and a question.

To find out who owns the property, call a title company in that county and ask how much they would charge to get that information. I work for a title company and we would only charge about 25.00. They can tell you who owns the property and how much the original mortgage was for and when it was taken out. I am going to be honest with you though-I don't know of any lender who will talk to you about a loan that is not in your name. Many won't even talk to us and I have a signed authorization by the borrower!

I can give you the names of several loan officers that I have personally seen do an excellent job. (Fair, honest and lower fees). Shoot me an email if you would like that info. Good luck to you!

The banks will only talk to real estate BROKERS about someone elses loan AND they make sure that the person fully approves. I assume you want to short sell it? You have to be the home owners broker, as you become the banks broker, not the buyers.

I am not sure what you mean about needing the help of an investor.

You do NOT need to be a broker to discuss the loan as long as you have the Seller's written permission. I do this on a regular basis. A simple letter with the Seller's name, loan number and signature with his permission is usually enough. Fax it to the lender, then call them.

You may need to hire a Private Investigator to find the owner. It's cheap and quick (usually).
