To be a real estate investor, do you have to have a real estate license to do so?

Typically, you do not. Principals acting for themselves do not need to be licensed. If you are buying properties for yourself... don't worry.

But, if you form a syndicate of some sort (pooling money from several investors) there might be some licensing requirements, especially when allocating shares to investors (in the past they used to require a series 7 for this, believe it or not)

Typically, syndicates are your larger purchasing groups on up to REITS.

no, not at all. you don't need any kind of training to invest in real estate. you could go it alone, but i would reccommend getting a real estate agent to help you with finding and selling properties.

the advantage of having a real estate license though is that you can get commission when you buy homes.

No you do not, what you will need is capital and some guidance. You can also do a bit of research on your own.

It also depends on what you want to do. Land, rehabs, etc.
