Good idea for real estate investor to become part-time loan agent to finance his own mortgage?

not going to help you much. I'm a real estate investor as well as mortgage broker.

I can't broker my own homes. The lenders consider you like an employee as a mortgage broker. There are major conflicts of interest in their opinion if an employee is trying to obtain his own financing.

I have to use friends that are also mortgage brokers to do my personal loans for me and I reciprocate the favor for them.

If your on Title they will see it and it will be a problem for the lenders.

leave it to the pros.
Loans are delicate, precise,
transactions and there are a lot of loan programs, and each bank has their own guidelines and procedures for each type of loan and these guidelines are constantly changing.
Learning and doing the loan process and procedures is going to consume all your time for the next year.
get educated and familiar with the process, so that you know whats going on, without having to do it yourself and spend that time instead looking for the "next investment deal" .

Absolutely - seller owner financing is a great way for you to attract the right buyers at the right price that you would like, but you must be sure that you create the owner financing note correctly and that you qualify your buyer.
