If I am seller, what is the difference to selling it to 'regular buyer' or to 'investor'?


I get the impression an investor will pay less for the property because they're there to snatch up a bargain.

Well that's possible but lots of investors are overpaying for real estate. An investor may look at more than a home buyer (rental classifieds for your neighborhood for example) and may be more savvy. Often not however, this may be this investors first purchase and you may have a sucker on your hands.

i guess the biggest difference is that an investor will want to buy at a bargain price since the product will be for re-sale and will thus seek to make maximum profit. a regular buyer will use the product for immediate consumption.an investor will also buy in bulk while a regular buyer will only purchase what he or she needs to use.

in my experience, an investor is usually buying the property with no intent of living in it or using it for their needs. they usually buy it to fix it up, or sell it at a later date, etc.

a regular buyer typically is buying the property to live in (if it's residential) or use for their business.

this isn't always the case, but i've seen it happen this way most of the time.

If someone is buying the house to live in they have different interests than someone buying the house as an investment. The first person cares about having sufficient space and amenities for them and their family, perhaps proximity to stores, quality of school district, etc.

An investor (if they are thinking clearly) cares about future cash flows from the property (either from renting the property or from reselling it at a profit).

It's not necessarily true that an investor would pay less. In fact if a property is unattractive but could be made significantly more attractive with minimal investment (some paint and new carpet, etc.) an investor might offer a better price.

But your sales pitch would be different for the 2 types of buyers.
