Where to find and investor that will put upfront the money to buy and fix it and we do the work?


also this is our first time so where to find an investor to help us out? and split it 60/40 us being 40%

You need to partner up with a money partner in your local area. Just attend your local real estate investing club at www.reiclub.com. Trust me, if the deal looks good, finding the money is easy. If you're in Southern California, contact me and I'll help you out if the price is right.

Just keep in mind that what you're proposing is a high risk investment because of the holding cost in a downward market. The best way of doing this is to control the property using an assignable purchase option contract, fix it up while under contract and then flip/assign your contract to a retail buyer. The total cost should be a dollar (for the option fee) plus whatever the materials cost you. That way you minimize your risk.

Put an ad in the paper. I see them all the time.
Go to a real estate investor's club and talk/pass out flyers
Contact a mortgage broker as they may have programs for flippers or perhaps know of some hard money lenders.

You really gave very little information. We don't even know what you want to buy. Sounds like you have just been to one of those Donald Trump Jr. seminars.
