Declare self as property investor???

I'm interested in property investment but i was wondering whether when i've fully launched into it, would i need to declare myself 'officially' as a property investor? and where would i do that? anyone any idea?

if you want to do this, you might consider incorporating for special tax protections and writoffs AND getting your real estate license. Realtors are treated differently with respect to the tax code and investment/management of properties. It also depends on what type of investing you want to do.... Do you want to buy rental properties and get income off those? Do you want to buy, fix up and flip? Do you want to invest in commercial properties?

You really need to do some background work first. Don't get yourself involved with any of those fly by night seminars you hear advertised all the time, they just take your money, pump you up and set you up for a big time loss (think you know just enough to get yourself in trouble). Get some books about the different types of real estate investing and see which one floats your boat, then if you don't have an CPA, get yourself one and talk about the different types of corporations and which would benefit you more.

I am a small time property investor and also a realtor, so I've learned a few things along the way.

My biggest advice? Just be careful and go slowly, you can either make some money or lose lots of money. It's not as easy as it looks.
