How do I find an investor?.....?


I am looking for an investor to help with the purchase of a motel. It is a very reasonable price and only 1/2 mile from Cedar Point, so it gets lots of business. I just don't have the start up funds. When I was there, it was booked though, and that was the middle of the week. Please help make my dream come true. If any serious investors are interested, I can e-mail you a pic of the place.

The first thing you are going to need is a business plan with all the details. When you are asking for money, pictures just won't do.

well first of all you would have to have something to offer the investor. no one will fund your purchase without you providing some $. you can get a realtor who specializes in ICI properties to find a partner(s) who may consider fractional ownership. you will need to consider if the sale is set up as turnkey owner absent. does the sale inlcude current staff etc? talk to the realtor who has the motel listed for sale. if its listed privately contact a realtor on your own to ask for help.....

you must know what kind of value addition you as a person would be doing. you want investor to invest money and you to run the motel then do you have any proven record and experience of running a motel? or you want to learn on investor's expenses?
what kind of security and return on investment an investor can get? what are the supporting documents to your claims? even a good running motel can go in loss if the management is not professional.

How much do you need?

I agree with determining what value you bring to the table. Why would I as an investor give you 100% of the money you needed for this project? If the project goes well you are going to want a cut, so I am worse off than if I bought it myself. If the project goes belly-up I am going to lose my investment, or a portion thereof, and you will lose nothing.
Go find a commercial mortgage broker. He will tell you what percent of the deal you are going to have to contribute to get it funded. Consider pulling equity from your home to finance this, it might be the only way to get in on this deal. If you are confident you can make it work, then more power to you. You may even make a huge amount of money, but you also could lose everything and go bankrupt.
