Financial investor?


I'm wondering if I wanted to purchase a house without a bank being involved what kind of a investor would I look for

Two answers:
1. Look for a homeowner that will finance your deal on their home or offer a Land contract.
2. An investor offering the same terms as the homeowner.

Look for a local Real Estate Investor Association for the investor or read your local newspaper ads for your investor or FSBO who are open to the creative side of real estate.

There are private money lenders (sometimes called hard-money lenders) who will finance purchasing, rehab, etc. Typically they only lend up to 70% loan-to-value (LTV), or after-repair-value (ARV).
