I have a 2 acre lot...what should i do...build an aparment complex or buy new trailers?

im looking for an investment...brother in laws dad owns land and has 10 trailers on it and rents them all out for 600 a month, so I know i can make money off them...but would an apartment complex be better?

I have been helping my Dad with his rental properties for several years. He started out with 1.5 acres of land and put several single wide trailers on it. He bought pre-owned to get better prices on his start up investment. Since then he has been able to buy similar land plots and his business is thriving. The way you have to look at this decision is like this, if the business happens to slow down, you can sell one of your trailers and leave the others alone. With apartment complex, there is a larger startup cost and you cannot sell them individually. Good luck to you in your new endeavor.

apartments are better! the unfortunate thing is trailers although a bit cheaper wont go up in value once you place them there! an apartment will not only bring you income but also will go up in value and allow you to eventually use some of the equity to expand!

As the up keep in a trailer goes up as the trailers age floors have to be replaced etc.

Find a good commercial lender to assist you in your investment! not to mention you can get more units with a multilevel apartment than trailers! the same lot can bring you higher income!

You must first consider the zoning regulations for that piece of property.

Depending on where you live, but if you are making 6k a month of trailers don't change a thing.

If you are in an area were trailer rentals are popular it is probably not a high income area. I am not sure were you are so I don't know for sure.

Construction costs are high. You need to check other rentals in your area to see how much you can get and then cater to that market.

You can have the most beautiful rental property in the area but if it doesn't pay for its self it is worse than worthless.

If you have little of no experience as a landlord and you are bringing in 6k a month DO NOTHING until you have more experience.

As far as trailer and lack of appreciation, this a business. Worry about the appreciation of your business.
