Does anyone know of a good first time buyers program?


I am looking to purchase my first home because I am tired of renting and want a good investment. I work full time, make fairly descent money and my credit is good. I was wondering if anyone knows of a good first time buyers program in Florida or just in general?

The best way to go right now is in a 30 year fixed FHA program. Rates as of today were right around 5.250 which includes all qualifying cost rolled into the loan. Remember you can only go FHA if you can put 3% of your own money down.

If not, than you need to look into the 30 year fixed MyCommunity or the 30 year fixed Home Possible program.

Check with your city or state housing programs they usually have programs like FHA loans for timers which is only like 3-5% down. Don't quote me cause I don't live in Florida but I am familiar because I did work at a mortgage company for a long time. Good luck on your first house, it's the biggest investment you;ll ever make make it work for you.

FHA loans are good to get, first time home buyers loan. If you go to a mortgage broker they can tell you about it. Usually pretty good interest rates and your mortgage probably won't get sold a lot. Also there are programs to help out with closing costs and things. One is Ameridream, you can look it up online. They are both govt funded. Good Luck!

I believe each county has its own program for first time homebuyers. I live in Pinellas and they have their program on their website. You could also ask a Realtor. Experienced ones know all about these programs, and they'll work for you for free. Good luck!
