What is the best real estate investment?

Apartments, houses, storage, raw land. What can I put money in that will do the best over ten years, I like storage and the numbers look good, anybody have good insight. I think the time is right to get in now while things are bumpy.

Storage does look good but with so many of these places around I have to wonder at what point does that market become over-saturated? Will the storage companies have to engage in a price war and begin to lose profitability?
People have to live someplace, so it seems to me a good bet is houses and apartments.
I'm betting that real estate is going to drop even more so I'm waiting to buy.
If you can get owner financing on homes or apartment buildings that seems like the best way to go, you get the leverage of owning the real estate without having the debt reported on your personal credit report.
Raw Land to me seems like a non-performing asset which you will have to pay taxes on unless you can find a way to earn income on it perhaps by leasing it to farmers or ranchers.

REITs

Investing in end product of real estate is speculative. Investing in raw land like current Billion air tycoon is profitable but require very high capital of investment.

X2 your investment capital in 5~7 years is reasonable.
