Bigger home = Bigger investment?


Would a 5200 sf home be a better investment than a 3700 sf home?

3700 sf home is newer and in newer are and going for about 150k less. Practically ready to move in. Located in a Large community of many builders.

5200 sf home is about 4-5 years older, and needs some maintenance, but after that it is a great home in a very nice area. Located in gated community from one builder; not large like the other one.


Here's the thing:
They are building a casino near the 3700 sf home... is this a good sign for an increase in market value?

What I am mainly looking for is which one can I make the most money for if i ever end up selling it (Not for the next 7 or more years...)

What would you do?

Both are in very nice areas... 3700 is in a masterplan community, not the other one. 5200 one is in a farther place from everything, but close to a lot at the same time. Really in the suburbs.

here's the thing...

Home values are based on COMPARATORS.

So if you have the MOST EXPENSIVE home in the neighborhood... your value will be PULLED DOWN.

accordingly, if you are below the median, your neighbors tend to PULL UP your value.

Based on that... 3.7K seems to be more prudent.

not all big homes are big in vestments some small homes are worth alot

casinos usually drop the market value, look at residential areas around reno, or vegas. if you can afford 150k more go for it, you will be happier there

location, location, location.
if you have an experienced realtor, they will tell you the same thing. good schools low crime area, no liquor stores in the area, that makes all the difference.

between now and the beginning of next year is the time to buy

There is not enough info here for such a big decision. What are the similar properties like, What is the over all area like, what about school system, what about the infrastructure, the appeal or draw to the area, etc. My parents had a Indian Casino built close to there home and it did not seem to decrease the value. Personally I would think it would have.
