What is a true investment property... How can u tell...?

What factors do I need to look at when buying an investment property and how to do it with no money down and if i do have to put some down what is the best way to do it.. to use leverage

The answer would fill a book. Many books if you look at a bookstore. There is no way to provide a simple answer here.

Take a look at the link below. Oldest RE website for investing on the net. Lots of free info in the how-to and success note section.

You should also get to the library and check out a few books. Look for Nothing Down as it is a classic and addresses one question.

Spend some time at a large bookstore. There will be many books to choose from. Consider hanging out and reading a bit from many of them. Then buy a few based on what seems the most helpful. Read materials from different authors.

Nothing down is possible. It is not the correct solution for all deals. My first investment property was nothing down and others have been all cash. It just varies based on the deal.
