What is hard money?


I have five investment properties and would like to know about hard money how does it work,is a worth while
investment and where do I find hard money? Thanks

What exactly are you trying to accomplish with your 5 investment properties? If you're trying to pull money out to purchase additional homes, you might want to look into getting a HELOC (home equity line of credit). That way, you only pay back what you borrow and the interest is tax deductable. If you're trying to create positive cash flow with them, look into getting a negative option ARM (adjustable rate mortgage). There are many choices and it all depends on your investing strategy.

As opposed to soft money? Hard money is liquid...cash, soft money takes a little to convert to hard money.

Hard money is a term for loans that are based on the equity value in the property and not much else. Credit, number of investment properties and seasoning are generally not considered. You can find hard money lenders by going to

and other sites. What state are your properties in and why is it that you cannot use a conventional lender? Hard money loans come with higher interest rates than conventional loans, so if you can find financing through a regular lender that would be best.
