How can i get into real estate investment with no money down?

If you have good credit, you can probably get 100% finance. But always has to pay Uncle Sam for closing cost if the owner is not helping to pay for it. You need "some" money in order to make money.

I don't believe it is as easy as the Carlton Sheets types make it out to be, but it is definitely possible. I think the way to get started is to make good deals and then wholesale them to investors that have enough money to close on them. You pick up a few thousands dollars on the wholesale, and after a few of these transactions you have enough cash to put down on something of your own.
