Anyone know of a nationwide hard money lender (need funds to buy and rehab a property)?


I am looking for a lender that will lend about 65% of the after rehab market value to someone with a credit score of about 600.

Example: After rehab value is 100,000. I buy the house for 40,000 and need $20,000 of rehab. I get a loan for 65% of the $100,000 value. I get $40,000 to pay off the seller, the lender charges me $5,000 for closing, and holds on to $20,000 in escrow for the rehab...which they pay out on a periodic basis directly to the contractor as project advences.
The loan is good for about a year.

A follow up question is: I also need to know the lenders that do not care about funding a loan for my end buyer even though, I only owned the house for 6 months or so, while the rehab was being done. I understand that some lenders want to see a seasoning of title of at least 1 or 2 years in such instances.
