How to start a successful private property syndicate?


I would like to create a successful private property syndicate for investments in Commecial Property. Can anyone out there point me in the right direction to success.

I have never heard of a "Private Property Syndicate" however it may well be a term used outside of the USA.
Just guessing that it is a term related to buying large numbers of distressed-- or properties being liquidated of a commerical nature--I do have some experience.
It takes mega-bucks to get this going. You buy a number of items of commercial property at(large lot) bid prices and then try to peddle them out for sale one-by-one.
My guess is that only very experienced real estate folks with rock-solid savvy can make it in this complicated business.
I have bought and sold(by bid) properties and it is hard to access the needs of the property prior to the bid situation.
Quite frankly you win some and you lose some--on these nebulous deals.
It take lots of money; if you don't have it(along with the savvy factor), you will fail.
