Help on wholesale real estate investing. How do I begin?


I want to go into real estate investing. I attended a 3-day training session and learned a lot about it, though I have a ton to read. I decided that I want to start off with wholesale real estate, then perhaps go into flipping later on, once I've raised enough capital.
I need some advice and step by step on how to go about it. Can anyone assist me, or steer me in the right direction?
I would prefer a mentor (someone to guide me through my initial deal). I'm willing to pay him/her and/or split the initial profits.

As a Realtor, I recommend you contact an agent in your area. Despite what people think an agent can help you find investment property. An agent can guide you along and help you with the process for a lot less than paying some one for a manual. We have access to the MLS which means thousands of properties including forclosures, reo's and estates. At least talk to an agent before you decide to go on your own.

What you need is to slow down. Read the books. And decide how much money you can afford to lose. Investing is nice word for gambling. Nothing wrong with it if you are winning. Don't depend on someone else to spend your money. Because they will surely spend it. The real estate slump is going to be a slow recovery, so you have lots of time to learn your trade (no pun intended).

Dont listen to that moron TC, its people like that that scare you out of being rich! Im not rich yet but the real estate market is where to go. And to answer your question, i agree witht the real estate agent above. You should talk to an gent about your plans and go from there. And it wouldnt hurt to read a couple books. i recommend the rich dad series by Robert Kiyosaki

For a beginner, I belive that you are on the right track.

Wholesaling and Contract assignements have very little risk and do not involve a lot of money to start.

To find a mentor, you should definitely join a Real Estate Investment Club. Go to this link and see if there is one in your area. http://www.reiclub.com/real-estate-clubs...

When you find one, go to their meetings and network with others. You can usually find a member that is willing to help you out. Also, their forum if they have one, can be of great benefit to you.
